Pettigrew Heights Neighborhood Housing Projects
10th and Menlo
The Sioux Empire Housing Partnership undertook the Pettigrew Heights development in the fall of 2007 and it was completed in the winter of 2008. It is a multifamily unit of 5 condominiums located on Tenth St. and Menlo Avenue that are being leased to those wishing to live near the heartbeat of the city. The units are approximately 1100 sq feet, consisting of two bedrooms and 1-1/2 bathrooms. They are within minutes of the businesses, shops and restaurants of downtown Sioux Falls.
The Menlo Project was the first major development in Pettigrew Heights. This area of the city has been designated for revitalization by the Mayor. Pettigrew Heights is one of the oldest neighborhoods in Sioux Falls and was named after Richard F. Pettigrew, one of South Dakota’s first senators.
The vital and important history of the community was taken into account when the units were designed. They are an attractive addition to the neighborhood and a first step in establishing this area as a vibrant, family safe district to live and raise children. The Sioux Empire Housing Partnership is pleased to be the first to invest in the future of this area and is confident Pettigrew Heights will thrive and be a place of preference for citizens to live and work.

Pettigrew Height Apartments
The Volunteers of America, Dakotas Pettigrew Heights Apartment project will contain 37 income-restricted units on four floors. Four of these units will be one-bedroom, twenty-one units will be two-bedroom, and there will be twelve efficiency apartments on the fourth floor. The project is targeting low income families with children. Many of these will be women and children in the Volunteers of America, Dakotas New Start Program. Construction should begin in the fall of 2009 and completed in the summer of 2010.

505 S. Duluth
The Sioux Falls Housing and Redevelopment Commission project at 505 S. Duluth Avenue will be a two story building consisting of 8 studio apartments. One apartment will be totally handicapped accessible. The monthly rent for the apartments will range from $310 to $395 including all utilities. These apartments will be income restricted to persons with annual incomes at or below 40% of the area median income ($18,640 is 40% of the area median income for one person). Construction is scheduled to begin by October 2009 and with completion by spring 2010.
